Move-Out Cleaning: What Landlords Actually Check

Your damage deposit is on the line, and in Calgary's rental market that's often a full month's rent. Landlords and property managers walk through with a checklist, and they're looking in places most tenants forget. Clean these spots properly and you keep your deposit; miss them and you're paying for a cleaner out of it anyway. Here's exactly what gets inspected.
The spots that fail inspections
These are the areas managers check first, because they're the ones tenants skip:
- Inside the oven and broiler drawer. Baked-on grease is the number-one flag. It takes a proper degreaser and time.
- Behind and under the fridge and stove. Pull them out — inspectors do. Crumbs, grease, and dust collect underneath.
- Range hood filter and vent. Lift it out and degrease it; a greasy filter is an instant deduction.
- Bathroom grout, caulk, and exhaust fan. Mould in the grout, blackened caulk, and a dust-clogged fan all get noted.
- Window tracks and sills. A winter of Calgary dust and condensation settles right in the tracks.
- Baseboards, door frames, and light switches. Scuffs and fingerprints stand out on a final walkthrough.
Room by room

Bathrooms — toilet, tub, shower, and sink scrubbed; mirrors streak-free; grout cleaned; fan cover dusted; floors washed into the corners.
All rooms — walls spot-cleaned of marks, floors vacuumed and mopped, carpets cleaned, closets emptied and wiped, windows washed inside, all fixtures dusted.
Often forgotten — light fixtures and bulbs, ceiling fans, the inside of the washer/dryer, patio or balcony, and the garage or storage locker if it's part of the lease.
Take dated photos of every room once it's spotless and empty. If a deduction is ever disputed, that photo set is the proof that protects your deposit.
Patch the small stuff too
Before the walkthrough, knock out the minor repairs that read as "damage": fill nail and anchor holes, touch up scuffed paint, tighten a loose towel bar, and replace any burnt-out bulbs.
